Dry Rot frequently grows where people cannot see or notice, such behind plaster, under joists and floorboards or up in the loft. It can even grow inside the cracks and wall cavities feeding off debris and wood behind the plaster.

If our survey reveals the presence of dry rot, then treatment recommended by us will depend on the level of moisture. This may be enough to stop a minor outbreak, but where it is more widespread we may recommend carrying out the process of removing plaster, applying dry rot fungicide and replacing damaged timbers, such as skirting boards and joists.

There are 5 main components to start a dry rot infestation and most of these are present in the majority of houses in Liverpool and Merseyside, particularly in older properties: dry rot spores, suitable temperature, food source-timber, water and oxygen. However it really depends on how favourable these conditions are for dry rot to grow and spread. The more favourable, the quicker dry rot can spread. Evidence shows that it can easily spread 1 metre - 1.5 metres a year but it can spread faster given the right conditions. Since it is so hard to detect it is extremely difficult to accurately measure the speed of growth.

There have been a small number of confirmed cases of hypersensitivity pneumonitis (allergic alveolitis) caused by Serpula lacrymans. Some authors have suggested using the term “lung dry rot” to describe this type of pneumonitis, since Serpula lacrymans could, together with other fungi found in a damp environment contribute to triggering the immune response of allergic alveolitis.
